I am interested in turning real estate into a full time job.  

Since I was in Texas and planned on staying there I found out that I was qualified to take a real estate broker license test and get a license so I took the test and got that license but I never did that full time.  

She could do a quit claim to her husband, then he could execute the special warranty deed.The old contract for deed was a go-to strategy back in the day, usually done improperly and full of flaws they rarely were pulled off as agreed, now besides the determination of sale issues with the IRS, these now get into other title matters, wrongful foreclosures, lost deeds, pre-arranged unlawful deed transfers and/or predatory lending/dealing issues.

Is there any other places to see a full break down example of a residential flip?

I can get phone records of the subject, their friends and family, employers, address history, land lines, cell phones, judgements for 2 dollars a search and then full blow background checks for tenant screening for 12 dollars. 

I just had a full appraisal done on a property and it cost $450.

I informed them two weeks ago that I won the property at auction and would need to take full ownership of the property on 8/17 and they would need to be out.

I've suddenly decided to go ahead and quit the 9-9 job in 30 days and do real estate full-time.

I am a full time real estate investor, and so far have only dealt with properties in my personal name (no LLC or company.)

-Professional management w/1 full time manager and 1 full time maintenance tech-Plan:  Full exterior rehab, renovate all down/vacant units, move office from TWO units that are currently being used to the abandoned dedicated office that is down to the studs.
