There are one-off circumstances where the above does not hold true, particularly when it's a wealthy family member doing a favor for their not so wealthy family members.If anyone wants to get excited and use this strategy as a landlord, keep in mind that if you do not sacrifice enough goats to the Real Estate Gods, the first tenant you do this with will end up one that's actually qualified (or that is magically a cash buyer due to an inheritance), and then you gotta sell it to them for that discounted sticker price that was your hook, because hey it says right there in writing that you would.

I encountered a huge non-disclosure on a deal using an agent (>$60K provable non-disclosure: at the time it was biggest the broker had ever encountered).  

Going into more challenging neighborhoods with promises of higher returns usually leads to more challenging situations (in my experience) and when you're starting off that's not what you most likely want to encounter.  

When we sit down as owners and look at different delays that we have encountered we have found that capital could have solved our problems faster. 

Without mutual consent from both of you, you could encounter problems. 

Record the whole encounter with your phone and let him know if he doesnt get your money back on the spot or you follow him to his bank for immediate refund the video goes viral, to the news, and to law enforcement, and by the way if he doesnt pay he will be picking his teeth up off the ground!
