@Justin Boyd just saw the location on this, I'm somewhat familiar with that market, we do quite a few retail deals in CLE and the surrounding areas, I'd be happy to give you an opinion on the site if its helpful.  

I am not an expert in either lead or FHA, but here are a couple thoughts for you to look more into.By lead in the unit do you mean paint?

This also may be a good way to get an in working for someone with more experience since being a new wholesaler who doesn't even know where to start makes it very hard to start.Also, don't start telling people you are a wholesaler before you have marketing going out, a small buyer's list, and at least one property locked up because everyone wants to be a wholesaler, but it's not actionable until you are in the game.

From there, it was suggested to ask what they would rent the property for so you already know upfront before an offer is made on the property. 

Setting that aside, I don't believe its realistic to buy a home and turn around and flip it without making any improvements.

If that house does not Aline with where you want to be in 5 years don't do it and don't buy its off assumptions that may or may not happen.

What strategy are you looking to do?

Current lease has size limits for both but it's time to reconsider- are size limits enough or scratch them all together?
