@Larry Fried I think Houston has good potential in the long term taking into consideration the economy, demographics, migration, etc.  

I can only assume with the projected growth and development in the area in the months and years to come that are anticipated the local official have done a demographic and feasabilty study on the demand that will be put on the area, the economic impact, tax affect,and municipal burden and the projections for this have been done.

I’ve come to find that just because there’s a recommended zip code or certain streets to try to buy between… one or two blocks too close to certain areas can significantly be a different demographic.

Demographic trends are very strong, and there are some tertiary markets that are benefitting from that while still offering solid cash flow.

We see OOS investors make these mistakes (as Mike mentioned) all the time: not understanding the neighborhood, tenent demographics and property condition.

I may have been a little harsh on Dayton but I do prefer metropolitan areas with stronger economic and demographic fundamentals. 

I see a lot of them in airports, so probably some demographics use them.
