so i got a call from a seller looking to sell his deceased mother's home after 10 years of paying for the taxes and leaving it unoccupied. the home has been through probate but hes isn't sure if deed is in his name. he does know that in his mother will the proceeds of the homes sale are to go to him and 6 other grand children. he tried to sell it before but with no luck with a realtor. my questions are do the 6 grand children and the son need to sign my contract?

His deceased father owned 9 houses, his grandmother owns 5 of them of which one he lives in and 2 others that she wants to work a deal with him because no one has occupied the dwelling and the taxes are behind to the point where all the money is due at one time.
