I have a 3 bed/2 bath house at the median house price (225K).

I would look for properties with comparable bed bath count, sq ft, home style, etc.  3 recently sold, 3 active, and 3 under contract all within the vicinity of the subject property. 

It's a 1987 2 bed 1 bath.Rented at $540 a month to a tenant who has been in place since 2013, on section 8.Yearly taxes are $280.It's got central heat/air, underpinned, front deck, on city water but there is a well on site. 

House #1--listed for roughly $169k (3 bed, 1.5 bath on each side). 

Base model has tiled kitchens and bathrooms, solid surface countertops, carpeted living and bed rooms.

If it wasn't laid right on a compacted bed with rebar or remesh with stress joints then it's not worth saving.

I personally just bought a beautiful, 3 bed 2 bath condo built in 2005 for 333,000$ in east Oceanside right off the 76.
