You need all before the permitting process (at least here in WI.)

Perform the same task in each app to ensure a fair comparison.Load a property with pictures and details.Market that property.See what your marketing looks like from the public's perspective.Submit a fake application to see how easy the process is.Run a credit/screening report on yourself.Enter a maintenance request, assign a vendor, and attach a fake invoice.Enter charges to the tenant's ledger.Enter recurring charges and automatic late fees.Sign documents electronically.Run owner reports.After testing a few apps, one should clearly stand out.

Nothing in particular to hide other than not wanting my data to be publicly available to all. 

I currently use Propstream but have found that their data is stale in many cases, specifically regarding last sale dates and properties listed as in foreclosure that no longer are.  

I am blown away that she is in her 20s, not that age should matter, but she is brilliant beyond her years, and humble.Her intentionality was evident, not only in scaling her own portfolio, but organizing the process to make it doable by anyone else willing to learn and put in the work.

Also the sender has to initiate the process so your tenants would have to do that each month.

I know in theory the process of BRRR, Buy & Flip, Buy & Hold, et... but I am very worried about screwing it up and really putting myself and my family in the hole ( I have a wife and a 1 year old son).

I've gotten so much help from the forum that I wanted to share a lessons learned and the process i went through with an eviction i had mid last year. 

He said we would utilize a payment service to ensure payments are made, and also a "performance deed", so that if they stop paying I could reclaim the property without going through a year-long foreclosure process.
