Back then, you could take the check ed Mcman sent for$ 6,000,000  to a lender,  have no job and a 500 credit score  and get about a million,  albeit,  at 10%.  

Also, my credit is only in the mid 600s so its not the best and I would like the lender to worry about the asset rather than my personal credit.

I have the driving for dollar database and marketing systems, she negotiates with sellers, we split the money going in, she uses her credit on the refinance, and I also have the construction systems.

If I were to start real estate all over again with no credit and no money, I would start by getting awesome at finding deals. 

I have asked for a cosigner who currently has the adequate income to make the rental payment and a good credit score. 

We know what's happening in NYC and we are prepared.  

I'm in the process of repairing my credit after a bout of identity theft.

These are general guidelines for bankers, however there can be flexibility depending on deposit balances, personal credit score and history with the bank.

Just be prepared to make the payment even if your TB doesn't pay you.
