There are some issues you may face; the largest one being executing a contract so that you get paid for your services.

I can't tell you much about the features because I used it for it's bare bone functions only.  

Whether in person, emails (today it’s tough to meet face to face), text messages, references, etc you want to get to know the person.

I don't know the market down there that well, but in general, i'd take the better schools over new construction potentially facing over supply of brand new homes...Be sure to have your leasing and LLC set up!

If anything is a change it’s how many, many hosts trusted a company like this in the face of repeated examples that the trust was not reciprocal. 

Unless a ghost slapped you right in the face and told you to leave the property I wouldn't change your plan.
