There's a happy middle ground if you do your research. 

The east coast, especially FL has much cheaper real estate.

Sounds like this date is the middle of December 2019, so they would be minimal.But for him to say he doesn't need the statements at all tells me he is not aware that the expenses can be capitalized and depreciated. 

He had videos on YouTube about bulldozing CHEAP distressed property on the east side and building new construction.

Risky to do a project far away from home, out in the middle of nowhere.

Most of my properties that I am acquiring now are near downtown either in Third Ward, Museum District or Eado/East End area.

Where we live, $100k annual income is upper middle class.
