In this scenario, amortization is going to bump your total current return to double digits ... and any rent inflation or market appreciation is gravy.The math works differently in these higher priced markets in ways that are unexpected if one's reference is a more typical market.

Look at yourself in ten years and compare locking in historically low interest rates, purchasing an asset that traditionally and consistently appreciates over time, getting some landlord seasoning started for future borrowing, and getting some real life experience...or sitting on the sidelines waiting for the phantom double digit returns in Utah county.  

I use Quantum Digital for small lists but their website is not exactly user friendly.

If they currently report sales and their rent to sales ratio is in the double digits, and the site wouldn't be desirable to a superior tenant, walk away.

We are not able to adhere to either of these guidelines with this loan for a few reasons - the fact that this is an investment property, the fact that we are over 70% loan-to-value, and the fact that the credit score reporting is 6 digits under 700.  

From what I understand 1-2 months of supply = Double digit appreciation

Due to the cost of direct mail especially if your newer I would add in door knocking, cold calling, and digital marketing.
