Here's my formula to know if I want to look at a condo:(Rent - HOA) > (Price + Fixup) * .0125.I occasionally venture lower than that, but it has to come close.

My venture capital contacts said they wouldn't even look at it as an LLC and discussions would start on the premise that the company was converted to an S-Corp; but VC isn't interested in investments under a few million.To change from LLC to S-Corp, I believe that every single member of the LLC must agree in writing to the terms.

When we purchased our home we ventured out west close to the Pa boarder where we could get a bigger bang for our buck and yet still paid 350k for a 3 bedroom raised ranch.We said we would actively move forward with this come the new year.So this is where our education begins.Where does a brank spanking newbie begin.This forum is titled "Starting Out" are we, well not really we are more so looking to "Start Smart"I could go into much more detail but that would leaving me rambling on and on.I will answer a question before it is asked.

Come up with a good business concept, follow it up with a solid business plan, work your butt off making the business successful and with that, hopefully will come the monies needed to venture into RE investing.Of course that is just my opinion and I dont want you to sway from following the advice of the many great posters on this forum.
