Hard money interest scares me too much to consider until seeing your method. 

I'm sure there will be a method, just the visualization didn't take into account some details;) The interchange at 540-40-70 is quite interesting as well.  

The MLS is just an "advertising method" like a newspaper ad or TV commercial.

I want to try to invest in a property using the BRRRR method.

I undertook a pretty thorough cosmetic rehab of the property, which included new floors on the main level; fresh paint on all walls, trim, windows, and doors; new countertop and sink in kitchen; new stainless steel appliances; new tub and surround and painted/updated bathroom; and epoxy paint to floor of basement.

My clients average 20k per credit card thanks to this method!

Using the BRRRR method, we can Buy, Rehab and Rent it out without any need for outside funding or approval from anyone.

On method i learned about here in Tejas is to have the private investor hold the note with a deed of trust against the property and the title company sets it all up. 

In some areas using all cash allows you to refinance the property much faster than you would be able to other wise, this could be good for the BRRR method if that's what you had in mind.
