The scale of the reno along with the location of the property made me reconsider if I should keep it or just resale it for an easy $10-$15k profit.

Small parks do not offer the scale required to make effective ROI.

These guys have corporate discounts and purchasing managers that are able to negotiate in scale . 

There are safeguards so people don't cherry pick their own mortgage and figure out a way to knock off some principle and manufacture their own discount.

You might want to scale back your 401k contributions and put it on the CC debt at least since it will be very optimistic to think you can match double digit rates of return in the market for much longer.

The flip is going great so far, it has grown from a cosmetic flip to a full scale gut and renovate which for me has been much more exciting!

I can only imagine Syracuse exhibits much of the same on a smaller scale.
