In the last few weeks, we submitted 6 offers and all are rejected except one which is still pending decision. 

So I have a pending loan with fund and grow I expect anywhere between 50k - 150k and I have 18k to my name in an IRA, a ROTH IRA.

I'm actually just a little behind you doing the same thing, my deal is pending inspection and a few other (hopefully minor) things.  

And right now with everything going pending quickly it's even tougher.

In this scenario your loan goes through underwriting and is approved pending appraisal/inspection/title of the property. 

There’s 4-5 very similar properties (sq footage, bdr, bth etc) that have sold btw 613k - 699k and another pending around 715k.

Wow Steve, lot's of references, but I didn't look them up, I'll just comment.Bottom line, the IRS will negoiate and when there is a pending deal, they will generally release the property if they see that the price is as good as they could get out of it, just like a bank.Not saying they forgive the obligation, but they will release that lien.

I love the fact this is best used by the investor manually finding the properties and using them for your retail, distressed, comps for active, sold, and pending status. 

A placeholder property - This transitional strategy is starting to take hold as available inventory tightens up and thoughts of a pending correction start to surface.
