Hi Kirdare, it'll be hard to get a loan yourself but a partnership is always an option.

I am looking for commercial properties and since purchase prices can very significantly from property to property, affecting the down, I am curious to hear about how people pull the trigger on properties they have less than 20-25% down (minus hearing about raising additional capital).For Example:Looking for a commercial complex around 1 million with around a $200k downpayment. 

With The way  the non-advalorem taxes are collected the Seller of the relinquished property ended up with 189 credit and they were concerned with taking any cash as a result of a sale thinking it may trigger a tax event... so they opted to have that credit increase the amount of proceeds they received.

Wasn’t sure if those types of partnerships exist, or if that is just not valuable to anyone with cash to invest.Ultimately my goal is home ownership, by way of owner/investor property (to help offset my own mortgage).

Please share the info if anyone knows any Attorney with excellent track record .Specifically looking for someone who specialize in partnership & JV  real estate contracts.Thanks

If you think you will be turn losses for the first 1-2 years, then avoid S tax status and opt for partnership or disregarded tax status. 

I work as a full time engineer while saving for my first deal, trying to get educated, and would consider a partnership under the right conditions.
