Are there only a handful of buyers getting the majority of the deals out there? 

If you lock it up and give an EMD, go see it and find major issues, you may lose your deposit.

When investing in property, especially low income property in a blighted area it's important to note that things can go well for awhile but there will also be stretches of major difficulty.

I think the target like always though is the homes that have not seen much love and need major reno work.. to get them up to date.. foreclosure or payment crisis seems to have subsided.although there will always be people in financial stress for one reason or another.

If the park will still be overpriced when you have to pay the piper, you will have a major issue on your hands.  

The PM had done a walkthrough with us prior to that and said the place looked excellent and we would be getting back the majority of our security deposit minus just some hole patching on the walls (we hung TVs). 

The majority of beginners getting into C/D class properties probably do fail.

When presenting the analysis to someone not aware of tax benefits, that would seem to be a major omission.
