If the seller has a legal contract with a licensed realtor/broker, he is bound by that contract (unless there is an escape clause)...or the realtor does not care about selling the house and making his commission.So, the house is listed on MLS with a realtor and you located an end-buyer for the property...and want to wholesale it?

Well, first of all, unless the rents in in these 40 units are $1,000+, then you shouldn't be trying to finance it since having paid $50,000/door you will more than likely loose money.Secondly, there are FHA loans, but $2 mil is likely too small for those.

If I was willing to underwrite like that, I'd have been loosing money not on 1 but 5 of these by now...In the mean time, tell the second best radio show people to look me up - I kill it every time.
