Labor costs vary from state to state, but if a painter tells you it will take ten days and $xx to paint an interior of a 3/2 home, you now know that is BS. 

You will not get anything with a positive cash flow since most of the landlords who are selling now did not keep pace with the market rents over the last few years.if you can break even with the current performance of the asset, you can achieve market rent in the next couple of years by tenant turnover, Dont be afraid of tenant turn, you will improve the interiors and get better rents.you just have to be patient in CA but rewards are there in a couple of years

In recent years, looking the worse for wear after years of parties, the interior was finally refurbished.

The house needs some small reapers like interior and exterior paint, new flooring‘s, and possible new roof.

Im grateful that my personal 4-plex was built with the kitchens and bathrooms interior to the structure.

At this point, I haven't looked at the interior of the house yet.
