I think my biggest questions would be:Are the updates instant as the MLS?

If your numbers are accurate by buying this you would instantly have some equity in the building which is a great thing.

On the next one I'll find something that needs some work so I can get in at a discount and force some instant equity.

If we're talking about buying at a big discount with instant cash flow and instant equity (instant appreciation) vs. buying at or near retail, with negative cash flow and hoping for future appreciation, then I'll take the cash flow and instant equity every time.

When I got my license over 10 years ago, I did so I could get instant access to the latest listings and be first to view and get offers in. 

I've never been up-sold and his private Facebook page for F2F members is like having hundreds of REI people at your service instantly.
