The longterm average for LA is 6.7% annually; that's going back to 1975, meaning we're counting the five recessions that have occurred since then.

On any large value add, something unexpected will occur causing the value add costs to be more than the itemized cost.  

As you get more doors you begin to notice that "problem$$$" usually only occur on one or two properties at a time. 

I can prohibit parties all day long, but I am quite certain they occur.  

(this does occur amidst litigation, though the details of such agreements are kept private) I'm not sure there are any mortgage insurance requirements, on their end, if the mortgage is in a limbo state.
