Leaking toilet with ceiling repair needed, another leaking toilet with sub floor repair needed, some new windows needed, new AC needed, a bunch of small electrical work, some roof issues due to ice dams that needs to be fixed, asphalt and garage foundation repair, gutters needed (none).

That included new piers under the raised floor, all new subfloor, new electric, new plumbing, clearing the 1/2 acre lot of piles of junk and trash, new windows, inside finishes done to today's standards and I added an entire bedroom on the back of the house. $35 grand.

Its good to start and build up some capital but if you are going to be doing this full time you will want to develop relationships with contractors/electricians/plumbers.I usually do the big stuff my self electric/plumbing/hvac and leave the labor intensive stuff to others carpentry/drywall.
