Especially the woman that claimed someone with a dui will not spend their money on rent but alcohol I have a misdemeanor dui and that’s affected me renting even though it was over 5 years ago but between my wife and I I have been the responsible one to pay rent on time (even before) rent was due and I also make sure every bill outside is paid.

If the lease doesn't provide for it, you can't legally charge them a late fee.You can, of course, have this woman sign a new lease (or amendments) at any time, but she is not required to.I agree with most here that she is not a good tenant if she is paying late.  

I had a woman with a rental house ask me if she would be able to visit my current house to see the dog there, and see if he had or hadn't damaged any thing ect. 

Teaching a wo/man to fish would be my approach.

For a woman, there is no place to put her make-up containers or her face cream, etc., while she's getting ready.  

Not being able to pay your rent and voluntarily leaving like a man/woman should is one thing.

I knew the woman had been a supervisor at a company that she had worked at for 15 years.

Everything will be split 50/50 in terms of how many contributors there are to this project, with that said we would need to agree to a set contribution amount so no one is getting cute short or given more.All of this I just said is just a suggestion and what I foresee as a possible outcome.

I asked for copies of their ID's and everything else I did for local tenants.You could ask to speak to both of them on the phone or on Skype.But, honestly, in 8 years of managing 25 apartments, with a regular situation like this, it was never the long-distance applicants who ever caused problems for me.And, really, there's no way for them to schmooze you or get you to like how cute they are in person, etc., LOL.
