I recently made an offer on a duplex, it's 4bed 3bath front unit + 2bed 2bath rear unitcurrently rear unit is rented for below market price at $930, market is around $1100-1200, rear unit is in very good condition and tenant maintained it well and i plan to keep her.

A careful present value of the two strategies would need to be made based upon a specific investor's circumstances, goals and objectives to determine which would be best for them.  

There are P&L loans where income calculation is based off of a P&L made by your CPA.

If so, reach out to them and ask about the experience You have made a very interesting point on house hacking that I never thought about; have land with essentially another house on or beside it.

A lot of the posts make two really good points: (1) a lot of people are trying to sell their services to newbies, which is completely understandable but can be a train wreck (I almost made a bad choice in 2022 when I was a newbie on the site and trying to get my feet wet).

Also, as an example, if I sell it for $600,000 over purchase price but can show that I invested over $100,000 in improvements, can I add those improvements to the purchase price and to show that I made less than $500k on the sale and not be subject to capital gains?
