If I decide to invest in a SFR, does it still make the most sense to choose an agent who works with a lot of investors, or will they only be interested in working with me if I want to invest in multifamily?

In April due to life circumstance I bought out my last remaining partner and now am a 100% shareholder but am in the process of dissolving the LLC and doing a quit claim deed to transfer title to my name.Question # 1 does a quit claim deed from a LLC to a personal holder of title affect the 1031 if it is done prior to closing (even though the quit claim deed was filed during escrow)I am trying to purchase a property with the "intent as a rental" though (in over 2 years) we may choose to do a "conversion" into a primary residence and definitely plan to keep the new property longer than 5 years.Question # 2 does the new 2018 tax law have any bearings on this plan.  

Thanks jennifer and ray, I talked to tenant directly he is fine with just clean and paint the apartment.And yes ray, tenant pays the fee.So we are good now.

Such as getting your painter started painting trim and doors in the garage while the drywall is being finished.

How about painting, we end up spending a fair amount on paint about every time we do a turn.How about long term items like counters? 

But really its what ever makes you happy .. if your happy saving all your money and such.. then that's your right to do.if you want to spend every penny on your car and cloth's and live in an apartment and have 200.00 in your savings account with 50k in CC bills that's your right.. for me personally a good safety net of cash is what makes me happy along with some key real estate bought an Paid for and what I choose to be extravagant with others would probably think its nuts or not necessary..
