Think they're afraid of getting burned on any partnership deal they don't understand.

Hello All,Completing a renovation on house with burn damage in Sacramento area.

seems like the plan can work fine for you but you do risk burning some bridges in the family if things go poorly. 

Because I'd cheerfully burn down one of my properties before I let one of those types live in it.

Their liability follows them :) What if they leave a candle burning and it damages more than just your unit?

Keep the utilities on, mow the lawn, change the air filter, replace burned out bulbs, test the smoke detectors and replace batteries, shovel snow, rake leaves, haul off trash, etc.For things that may require a special tool or knowledge, I ask them to submit a work order and let us take care of it.

I have a burning desire to be successful in this business and I know that I want more out of life.

I know I did when I 1st got started.Care to cite any specific examples where you were burned by tenants in the past that caused you to change your approach to the business?
