Personally I would even waive any termination fee etc because I can see that trying to force this to perform will result in more grief and costs than just moving on will.

I am now in escrow and the new title company which by the way resides in a different county is stating that the publication of seal performed by the law firm that issued the sheriff's deed was done incorrectly.

Again, without the "books" to review, I would be hesitant anything they're saying as far as how the property is performing.

If the seller isn't performing as stated in the contract you may be able to sue for specific performance.

If so, you could sue them for specific performance and make them close.  

This will hopefully be my worst-performing investment.
