Box 7 is where contractor payments go, so...that would effect landlords hiring contractors.This accountant is supposed to be an expert in dealing with landlords, is on the speaking circuit around the county to REIAs, and recommended by a couple other landlords I know.My accountants response just came in,"oh, we forgot to update that in the memo...we will update that and resend it out to all our clients" , but I have the memo they sent last year regarding 1099s and they actually did update something else in that section so that makes me think they missed it...Already on my second accountant in 4 years due to mistakes by the last one who also advertises as an expert in rentals at local REIAs....Just caught a major error by the insurance company yesterday...ok rant over.

We advertise online and network with other realtors that sell high end homes, so usually don't have a problem getting them rented, although ti does take longer than the typical 30 days

If you're looking for more much more than a few, consider online and direct-mail advertising (as well as the other avenues just mentioned).  

The fact marijuana businesses advertise on the internet and give their addresses would make it very simple. 

in California you can advertise to buy your own properties and do not have to disclose you're an agent when doing that, I've confirmed this with CAR legal.

You will offer a contract of sale where there would be no commission or settlement cost and that your offer is NET to seller.Once you have control you can now work on locating an assignee - you have options -List it - not a great option -  if you want a fast sale -listing it will take too long - too many contingencies - too many gate keepers.Offer it privately for sale - all cash - as is - social media - too many moving parts - you need to negotiate with prospective buyers, show the property - write a contract of sale - and demand CASH - won't be easy - My favorite option (remember I am an auctioneer) - offer the property - while in contract - at PUBLIC AUCTION - advertise it for 3 weeks and let the auctioneer do his magic - it is fast - predictable - all cash and as is without contingencies. 

They handle all the late night issues, deal with handymen, inspections, walkthroughs before and after tenants move in and out, and they deal with advertising for new tenants, screening them, and working with you through the decision process.
