You are correct in that you should keep surfaces with lead based paint intact.

Although, from my experience, you're only going to "scratch the surface" as they say.

And only in the last couple years that the "2 year minimum" surfaced.

Fill the gap with wax and level the wax from flange out over the surface of the flooring so there is nowhere for water to go but onto surface of flooring should a leak develop.

On the surface this is a very good deal but at today's low interest rates you may be better off paying interest over a longer loan.

Do you see 1031 buyers and or institutional investors that are buying these NNN deals digging that deep into the franchisees financials, or do they just skim the surface looking for sufficient liquidity?
