This saves me some time so I can gather case #'s for estate settlements only.At the courthouse I can only pull 10 files per day and very few of them refer to real property.My question is, is there any chance of real property if there's no mention in the case files?

The default "fee"s on a settlement statement are "broker fees", "appraisal fee", and "Settlement or closing fee".

Before you can solve problems, you must be able to know what funds there will be at settlement that are available to a seller, if a Realtor is involved, they will tell the seller what net proceeds are, if no Realtor is involved, that really falls on you to get them agree to a price.

Once you know such things as the bundle of sticks, titles, types of liens, transfers of interests, settlement requirements and basic loan requirements for buyers, you should be able to devise a path to take based on circumstances, not just taking methods and sticking them to just any property.Mike, I'm ignoring Rob K.'

You'd need to boil it down further, like out of town owners due to an estate settlement before I'd get excited about them.I'd go with the expired listings, usually less issues than dealing with people in who knows where.....

Probably a scam, but I see I wasn't asked that ;)Next time, get a loan commitment for seller financing along with a sale contract with seller financing as financing can be withdrawn for many reasons prior to settlement, which makes your purchase contract worthless
