What you're asking is the same thing as if you wanted to buy a car, and asked "how much should I save for a deposit on a new car"....and, saying "10 units, all 2 bed/1 bath, etc..." doesn't make it any easier than saying, "SUV, sunroof, big engine, black exterior, charcoal interior, leather, nice stereo, power seats, seat heaters, etc...".The only way of knowing is to find a property or two that might interest you, then find out how much they cost.

To clear a few things up I've done a lot of small rehab projects (flooring, plumbing, electrical) on my parents house and I run a small custom wood furniture business in my free time so that's why I'm drawn to doing my own rehab.

Hi All,    Big trucks with large fans & towels & dehumidifiers been seen at the rental, and tenant claims they hired carpet cleaners and staff to wash/clean all carpet&furniture.

I rent to students and I have some recommendations:1) Sometimes people/roommates don't get along... make sure they sign a "roommate agreement" which covers guests, noise, furniture, appliances, maintenance (if applicable) etc. 2) Sometimes people want to move out while the others don't.. make sure they are ALL on ONE lease.
