You should be able to get good enough idea of what the property is and how well it was taken care of and make an educated guess as to how much it's going to need.

We want to keep the yellow letters as short and to the point as possible but also weren't sure if we should have two versions of yellow letters similar to our post cards or if one generic letter would be good enough.

I use the application from this site, I already had a lease so i didn't look at theirs, but i know you can get solid leases online if you feel what's here isn't good enough for you.

@Kadisha Petgrave, if the deal is good enough, and you have the ability to attach multiple people (ie your brother) a decent HML will do the deal as long as you have the standard amount in the game. 25-35% of purchase price.

My limitation is the capital, but I'm getting there.But that's part of my point: with the kind of capital it takes to buy large multis you can do a LOT of anything.Maybe that one reason is good enough for you then.

If the property/market is good enough to arbitrage, it's good enough for the owner of the property to cut you out of the equation and do it himself (or have a family member do it).

I think the biggest challenge I'm facing right now is just finding a deal, but I think a big part of that is because I don't have my buying criteria well defined so I don't know if what I'm looking at (for the Houston area) is good enough or not.The criteria that @Rusha Jayasuriya posted is exactly the details I'm interested in!
