@Kadisha Petgrave, if the deal is good enough, and you have the ability to attach multiple people (ie your brother) a decent HML will do the deal as long as you have the standard amount in the game.  25-35% of purchase price.

My limitation is the capital, but I'm getting there.But that's part of my point: with the kind of capital it takes to buy large multis you can do a LOT of anything.Maybe that one reason is good enough for you then.

I think the biggest challenge I'm facing right now is just finding a deal, but I think a big part of that is because I don't have my buying criteria well defined so I don't know if what I'm looking at (for the Houston area) is good enough or not.The criteria that @Rusha Jayasuriya posted is exactly the details I'm interested in!
