My question was/is how to handle those situations and what to expect.how you do that is you put up the cash and close it then go find another buyer.. that's how you do that.. your missing the point.if you have no funds to purchase .. then your entering into contracts with no ability to close.. then the way to do that legally is to take an option on the property..

@Axel Meierhoefer I considered entering this market to be able to offer more product to my investors, but the property taxes ended up being a huge killer, especially considering how low rents are out there.

There are no possession rights in those counties until after the foreclosure order is entered by the judge.
