Then, I am going to have to pay an electrician to do the work adding the meter box etc.

In the Indianapolis area, the utility company requires an inspection by a licensed contractor (electrician) prior to turning the electric. 

My daughter's PM nightmare was that they called everything an emergency, and emptied her account of thousands of dollars without notifying her - until they called her to tell her she needed to put more money in the account.Most will use their own maintenance guys, charge you ridiculous amounts of money for repairs, also charge you to supervise the repairs, charge you to find a tenant, charge you to get rid of the bad tenant they got you, and even charge you to fire them.Just really look over the contract, and negotiate anything you don't like.OR - take some time to find a good handyman or a list of plumbers, electricians, gardeners, etc., and just make those phone calls yourself and save the PM fees.I'm sure you'll hear from investors here who have great managers.  

Same thing with the electrician and HVAC.  

Problem solved.What her PM did, was send their maintenance guy over there (and charged it against the account) and the PM supervised this (charged the account), maintenance guy says a new breaker box is needed and an electrician needs to come put one in, and they called one and had him put one in, (and charged against the account the electrician and new breaker box, and time for their maintenance man to supervise the electrician, and the PM to supervise them all).And they never called my daughter who would have said - "Just tell her she can't plug in 500 hair dryers at the same time."

I would give notice and take and take an electrician with me.

The electrician?  

So I have built a system where I have a contractor and electrician on call basically anytime.  

Good contractors , plumbers , electricians etc , make great money .  

My gas and food costs just as much as a teacher, or electrician.
