It would definitely be worthwhile for me to be able to source the price of the shingle and have an arrangement with the guy who is providing the labor much in the same way this fellow is doing it.

I know an investor here that tried and was good at it, but he said there was not enough spread in the deals to make it worth while.

Finally, you’ll need more meat on the bone to make a refi worthwhile compared to a conventional because you can only refi into a conventional loan, meaning you must leave 25% in (could be slightly more or less depending on the lender, but that’s normal).

The effort and money to get through the red tape/execution of the transformation most likely would not be worthwhile.    

If you have a business then an accountant is a worthwhile expense for just such reasons.

I didn’t hear the podcast, most are worthwhile, some give bogus info or skip over important details....You’ll be trying to get a “rate and term” refi, for the same loan amount as recorded.  

Either way, as you mentioned, it can definitely be worthwhile! 

Buying that way is sometimes worthwhile for experienced rehabbers/investors.
