I’m wondering how I can estimate repairs?

The modular rep I spoke with said there is no language on any of the marketing / sale documents or deed that would note it to be a modular home vs. stick-built but I still wonder what people's thoughts are on modular homes. 

I'm wondering what the options are when that happens.

I am wondering what forum members would do.The house will likely sell for around 155kI owe 55k on first, and 50k on secondMarket rent, is likely around 1250 a month.Roof was done recently, it will need a hvac sometime soon.But other than that its been a low maintenance house.My mortgage payments with taxes/insurance on a 15yr fix at 3.25 percent is 800 a month.I am 5 year into the mortgage, and pay down about 400 a month in principal each month.Thoughts?

Also, I’m wondering if banks will issue any business credit cards to a brand new LLC?

This means we essentially lose a month's rent (August) by the time that they inspect, make their offer and approve the deal (if they do at all).This is obviously a big disincentive for us as landlords and a bad situation for voucher holders as well.I was wondering how others are handling this gap?

I wondering if there was someone that we could talk to and just ask the hundred or so questions that we have =).
