Michael Sarrail I will second Steve's advice and add umbrella policy coverage for a few hundred dollars.

They seem to have a lot more flexibility for businesses, umbrellas, general liability, etc.

Unless you have high networth or lot of liquid assets .... umbrella insurance can solve asset protection issues and a CPA can help w/ taxes.

Get yourself a personal umbrella policy, too, it isn't much extra.

I have posted on this multiple times, but there are negatives to owning a rental in an LLC and they may outweigh the positives provided you have proper insurance including an umbrella policy. 

Hello All, My Umbrella policy only allows for 4 rental properties.  

For a new investor starting out, when would be a good time to get an umbrella policy? 

I did not want to through everyone under the bus under the umbrella of Lifestyles Unlimited inc.

For us, financing was much cheaper to  buy the house in our own names and then getting landlord insurance and/or umbrella policies was the better way to go.

...and yes, I have a couple of millions in my LLC general liability coverage and my umbrella. 98.6% Tort Claims with lanlord-tenants are settled out of courts.
