I have a free trial with IXACT and the setup seems so time consuming I have not fully embraced it yet.

Currently I'm doing the 30 day trial with Teamwork.com which seems to have a more robust platform and focused on projects.

I had bed bug issues before , it's the tenants liability until it migrated to another unit then it's landlord responsibility.Cost me over $1500 and 6 months of trial and error before I was able to get good at killing them 😔 Not sure if that's a good thing but there are many products some work better then others but one thing for sure is don't let it become an infestation it's a lot of work 

If the tenant appears on the court date and contests, the judge will set a trial date in another 2 weeks or so.

I was skimming through and seeing a lot of solid advice above.As someone who is still fairly fresh to rentals, going into my 2nd year and 2nd 4-unit, I'm happy to share something that has worked REALLY well for me, in weeding out a large amount of low-quality renters.I started out by just posting a listing and doing showings and apps as the calls/emails came in... and like the trouble you're having... you can often get a lot of under-qualified applicants coming though.Something I stumbled into, and others do some variation of this, it's not reinventing the wheel or anything... but for me, it's helped A LOT.When I make the post/listing now, I will usually now add somewhere that the space is available on  "x date" for showing (and make that date 3-4 etc days out).
