Other than permitting issues, where certain trades have to be licensed to pull their own  permits (electric,AC, plumbing, etc) your insurance companies will audit you annually to verify your subs have liability and workers compensation….since ultimately you and your insurance company will be on the hook.

And yes, I'm going through the pre-apprroval process right now (should be wrapped up very soon).Questions are mostly specific to those areas, but I'm also curious about:- What are the trade-offs of a 15 vs 30 year mortgage for a rental?

Fortunately, I was occupying the property at the time and knew the trades so was able to cut some costs.

Sometimes at the 6 month timeframe I find myself looking forward to trading them in.

@Destiny Dunbar I like the idea of doing a survey on wholesaling, unfortunately, I don't think you're going to find a positive outcome on BP.I think all businesses even non-real-estate-related need to have a core focus on either Quality, Price, or Convenience.

No template needed, just write the letter out in Word, make sure property address and loan number is there somewhere, write your text and sign and date it.Ok I'll give that a shot and post the outcome.
