That said, I do not think I will be able to attain another loan once we settle in for her medical school, at least until I have started and held a job for about two years (this is my speculation).Being that we could buy a four plex in the area outright, I am not to worried about obtaining a loan while I have an income to allow me to do so.  

Investors don't speculate.

Speculating is not much of an investment.

They pitched themselves as a bitcoin hypergrowth investment platform, which anything promising 20%+ returns should be approached with intense speculation but we got caught up by testimonies of personal friends and coworkers who made huge gains on the platform, which swayed us into getting into it.

I agree, Vikram, that a 10-15% return for a speculative venture would be inadequate.

(In the unlikely event that policy makers take no action, the next meeting dates are Jan. 26-27 and March 15-16.)The unexpectedly strong October jobs report, released in early November, has accelerated speculation that the Fed will raise rates in December.

Sadly that is tougher to do in areas that are hot as there tend to be speculators who count on the appreciation.

What a speculator I am :) Cash flow is an important thing, but it is not the only thing.

I don't know the answer to that, but I'd be curious to hear speculation.
