BP is such an amazing resource (shout out to @Joshua Dorkin and the BP team) with a great strategy of networking Real Estate folks and monitoring for "gurus" and the like who are looking to just take advantage of people and remove them from the site.

Mostly good advice, but a few challenges overlooked.1) While you can put many things in your lease, including no smoking, good luck monitoring them 24/7/365 and you'll need even more luck getting a judge to enforce them in court.2) Sure you can get rid of these tenants, but no one has asked what Class of property/tenant you have.

Developing scorecards to monitor accountability (with Key Performance indicators) is another good idea, plus you can tie each other's pay to their performance that way.I'd suggest reading "Scaling Up" by Verne Harnish and "Traction" by Gino Wickman.

Your obvious options:1) Find your own handyman you can trust and somehow monitor remotely--Expect to be screwed by many to find one you can really trust2) Hire a great Property Management Company, which you will still need to monitor remotely.

If they just want the money to dump it into a bank account this is a real good investments with higher ROI.The thing here, and I will monitor this thread to look for others tips and comments, is that it is not easy to find people willing to do that(at least it hasn't been for me).
