Look at the existing inventory in you're area, find an investor agent who has experience with house hacking, pick the best option currently on the market that fits your budget and make the offer. 

Can’t remember the name but there are some people who offered a service to pull info from his based on your search pattern. 

There are many STR designers and a number of them offer remote services, which are less expensive since you would be responsible for purchasing the items and setting the property up.

I am considering putting the property in their name in order to still qualify for any first time home buyer offers when I am looking for a single family home 2-3 years from now.

If you're considering it as a vacation spot as well, look for an area that excites you and offers interesting attractions.
