IANAL- but glass pipes and "appearing high" would likely not meet reasonable cause for a warrant, as would evidence of distribution or sighting of actual drugs.Personally, if they're good tenants who pay rent on time and are employed, I wouldn't do more than make a mental note of it.

Took money from the guy for payment towards rent, and now they had a falling out and the guy won't leave.Background: My tenant has a mental disability and has caretakers that stop by occasionally.

I've heard landlords tell me that they NEVER give back a deposit in low income situations, which I think is completely wrong, but that would explain the mentality I see with regards to skipping out on the last month.

@John Casmon while they probably want way to much money from there run down buildings, they  are also probably the whining, complaining about everything slumlord, and everything is the tenants fault (including the roof leak and no hot water) but you could always try to market to them and see if you could get a deal, search through enough coal piles and you will find a diamond mentality
