The other big thing to avoid are original windows with 5 layers of paint, half are painted shut, another quarter don't open/stay open, etc.

@Dana Whicker There was old carpet (2 layers be to exact) over that plank flooring in the 2nd floor rear unit.  

This of course assumes that the investors you're seeking funding from all reside in New Jersey.If you plan to raise money from residents of other states or international investors there is a whole other layer of complexity to navigate.  

An added layer of complexity is that the guy did not have a will which may also necessitate getting a lawyer involved.Help me out BP!

Looking a practical matters with layering corporations, and then looking at the 30 thousand foot view to say is it worth all of this.

Peel back a layer or two on any great real estate investor and you'll find other related (books, courses, management company, putting the deals together, flips, development, etc) or unrelated (job, other businesses) income streams that they funneled into their income producing assets. 

The fact that it's an investment purchase adds a layer of risk.

But we like to layer opportunities on top: We look for transitioning neighborhoods.We like homes where we can do some forced appreciation via rehab. 

The area in FL where I invest it is fairly common to have a promissory note and provide a mortgage as another layer of security for the lender.
