FNMA & FHLMC require the property to be on the MLS for 5 business days and a weekend prior to accepting an offer.

The minimum acceptance price can not be discussed to give a buyer an edge.

That is the only condition I would accept to let them out of the lease.

I also will not accept a contract for a listing without this Buyer's Advisory and a HOA Disclosure Addendum. 

I submitted 3 different contracts on 3 different properties but only 1 offer was accepted.

Theres other parts as well that say things like "I accept the house in its current condition"......I don't have it in front of me but I remember that it was VERY specific on what the tenant could and could not change about the house, which I understand but it just seemed off to me.

Personally I get about every third offer accepted, which is a very high ratio, but I know my market and sellers.And in the end, if you and your agent dont line up well, don't hestitate to move on until you find a good match and it works for both you and the agent.
