You might want to get small apartment complexes at first then get larger ones.  

How quick will you renovate, sell, leave it on the market.

That said, you could try finding a smaller/larger home of similar vintage that sold within the past ~year in that neighborhood and figure out the square foot price.

My total cost to purchase and gut renovate the 3 bed 1 bath rowhome was 110K. 

Sounds like you have found out first hand the TV shows are a bit misleading when it comes to renovations and repairs. 

Anyone have any idea of who would fund smaller projects or better yet fund multiple properties in one larger loan in New York State?

My husband is a contractor and we have completely renovated two homes one we lived in for 10 years and sold and the second being our current home, which we are considering selling to be able to invest in the real estate market.
