:-) Outside the US I use the Corelogic calculator because our local insurance companies provide a no-frill version for free. 

These properties are valued at a combined $430k and are both mortgage-free.

He and I were talking the other day and he is willing to maybe take on a few more properties if needed, so feel free to shoot me a message.
