Hello Everyone,I am new to bigger pockets and have recently graduated with a BA in Human Development from Washington State University and I have recently relocated back to Las Vegas where I am originally from and have always had a passion for real estate.

Has there been momentary value impacts, yup, sure has, we just recently went through what was labeled one of the single largest collapses in all of human history in real estate, and all values were recouped in full within 10 years. 

I think Mel Brooks summed up the human attitude well: "tragedy is when I cut my little finger, comedy is when you walk into an open sewer and die". 

I feel like I would be able to do the self-directed because I have been studying up and listening to BP, but I am worried without the robo-advisor, I might get lost and I do not have another direct/human resource to go to for personal account advice.

Windows are considered structural and HVAC is considered necessary to the general operation of the building due to it providing human comfort.

@Joe HomsI wouldn’t get too excited it still has a long way to go and I would never have AI create a legal document without having a human review the agreement as I always want the person who wrote it defend me in court if it’s ever challenged

I've spent the greater part of my last year of maternity leave reading loads of RE books, listening to podcasts and reading blogs (at the same time as successfully keeping three small humans alive which is no small feat). 

Furthermore, I pride myself on being an extremely ethical and genuine human being.

One factor, other than wear&tear / other residents / lower-income (humane) prioritizing of pets over prompt rent,that's not to be overlooked:more expensive homeowners insurance
