Assuming excellent credit, with 30-35% down on a recent eight plex the par rate is in the low to mid 8%'s and can get into the high 7%'s with discount points.

As a lender, that is a much safer business decision than offering you a 5% interest rate mortgage, with zero equity.

I know the conversion rate is usually 2-3%, which means I would have to call 100 people to maybe get 2 listings. 

Many Multi-Family properties acquired in 20/21, are down 25-35% due to rise in interest rates in 22-23, often wiping out much of the equity, so property unlikely to be sold in next few years, may be hard to find a buyer just now for units, but good luck.

I have only $45k left on the loan and can scrap the funds together to pay it, however, I wish not since the loan is at 3%, and I can use that $45k for other properties to not pay as much of the 7% interest rate loan I would need.2.)
