I am a fairly strong credit quality borrower and would be willing to have a deposit account with the bank.  

They have moved to another rental house, but are really struggling with deposits and such.  

Does anyone know what steps I must take to apply for a loan other than recording leases, rents and making deposits ?

When you send it next, use a skinny contract, enclose a HUD to show the bank what they will net, a copy of your deposit, a cover letter about how bad this property looks, mention winter and squatters and give them a proof of funds statement.

Also, I'd be curious to hear about your existing properties in case I have a match for you.

Deposited money in the bank, started visiting with them, sending the see's candy and created financials of my existing properties and what my goals were. 

I am in the same field, and I got into real estate and think it works fairly well with education (if your job has some flexibility like mine)...I can recall spending like a hundred grueling hours fighting over half someone's deposit in the legal aid office and stalling the eviction an extra week or two on  technicalities (a noble cause for sure), but they still, of course, were evicted eventually with no money.

Great for use at the pro desk to show the sku etc for better pricing or price matching.
